Warning Signs

What Your Home Is Telling You

Safety first. If you smell gas, see smoke or sparks, hear a carbon monoxide alarm or someone is hurt, leave the area and call 911. For a burst pipe, shut off the main water valve if you can reach it safely. Then call us at 615-357-7797 for help.

A High Water Bill or Damp Spots

A bill that creeps up for no reason, a stained ceiling or a musty smell can mean water is escaping somewhere you cannot see.

It may be

  • A slow leak inside a wall or under a slab
  • A running toilet or a dripping fixture
  • A failing supply line or valve

What to do

  • Check your meter with everything off, look under sinks and around the water heater and book a leak check. Small leaks get expensive when ignored.

Slow Drains and Gurgling Pipes

One slow sink is a nuisance. Several slow drains, gurgling sounds or a backup at the lowest drain usually mean the main line needs attention.

It may be

  • Grease, hair or soap buildup
  • Tree roots in the sewer line
  • A cracked, sagging or collapsed pipe

What to do

  • Skip the chemical cleaners, stop running water if it is backing up and have the line cleared and scoped with a camera.

No Hot Water or a Rumbling Tank

Lukewarm showers, a rumbling tank or water around the base of the heater are signs it needs a look, or that it is time to replace it.

It may be

  • A failed heating element or igniter
  • Sediment built up inside the tank
  • A tank that has started to leak

What to do

  • Turn off the power or gas if the tank is leaking, shut off the cold water supply to it and call for a diagnosis.

Warm Air or a Struggling AC

An air conditioner that runs and runs, blows warm air, ices up or makes odd noises is asking for help before the hot weather peaks.

It may be

  • Low refrigerant or a failed capacitor
  • A dirty coil or a clogged drain line
  • A system that is too small or too old

What to do

  • Turn the system off if it is icing up, check the filter and call for service before a small problem becomes a big one.

Flickering Lights and Tripping Breakers

Lights that dim, outlets that run warm and breakers that trip again and again are your electrical system’s way of telling you something is wrong.

It may be

  • An overloaded circuit
  • A loose connection or a failing device
  • An old panel that cannot keep up

What to do

  • Do not hold a breaker on or keep resetting it. Unplug what you can and have an electrician look. If you smell burning, call 911.

Cold Rooms and a Noisy Furnace

A furnace that struggles to start, cycles on and off or leaves rooms cold needs a check, especially before the first hard freeze.

It may be

  • A worn igniter, sensor or blower motor
  • A dirty filter or blocked vent
  • Leaky or undersized ductwork

What to do

  • Replace the filter, check the thermostat and call for service. If you smell gas or a CO alarm sounds, leave and call 911.

Know These Three Things

Three Things Every Homeowner Should Know

Know where your main water shutoff is, where your electrical panel is and how to turn off the gas to your appliances. In an emergency, those few seconds matter, and everyone in the house should know them.

Then keep up with the basics: replace HVAC filters, test smoke and carbon monoxide alarms, flush the water heater, watch the water bill and do not ignore a breaker that keeps tripping. Small habits catch most problems early.

Good to Know

Home Systems Questions

Want a straight answer?

Call 615-357-7797

How can I tell if I have a hidden water leak?

A rising water bill, a water meter that moves when everything is off, damp or stained surfaces and the sound of running water are common clues. Our Leak and Drip Calculator shows what a small leak can cost in water.

How often should I flush or service my water heater?

Many manufacturers recommend a yearly flush and an occasional anode check for tank heaters. We can look at your unit and recommend a schedule.

How often should I service my air conditioner and furnace?

Many recommend a visit before cooling season and another before heating season. Regular tune-ups help catch problems early.

Why does my breaker keep tripping?

Overloaded circuits, short circuits, ground faults and failing breakers are common causes. Do not hold a breaker on or keep resetting it. Call us.
